

Introduction of the Renters' Rights Act 2025

From 1 May 2026, the Renters’ Rights Act will fully come into effect. This means there will be important changes to private renting that may affect you.
Key changes
- Assured tenancies for landlords and agencies who do not offer purpose-built student accommodation
If you rent from a landlord or letting agency that does not provide purpose-built student accommodation, you will be given an assured periodic tenancy. This means your tenancy will no longer have a fixed term and will continue on a rolling monthly basis. If you would like to leave, you must give 2 months’ written notice. In a joint tenancy, giving valid notice will end the tenancy for everyone named on the agreement. Rent in advance will be capped at one month, and landlords will not be allowed to require more than this.
- Private halls (purpose-built student accommodation) signed up to the ANUK/Unipol Code
Private halls accredited under the ANUK/Unipol Code will continue to issue common law tenancies with fixed start and end dates. These will not convert to assured periodic tenancies under the new Act.
- University residences
University-owned accommodation will continue to operate as normal and is not affected by these changes. If you are concerned about finding a guarantor, you can apply to stay in university accommodation as a returning student. A £150 advance rent payment is required, and no guarantor is needed.
